Ep#33 - Joan and Sarah are on their way to direct booking success

Hello, and welcome to this episode of the Direct Booking Success podcast, and I'm your host, Jenn Boyles. I'm so excited to have you here with me today. Now, today's a bit different. I'm going to start by telling you two stories. Here's the first one. Once upon a time, there was an owner of a small vacation rental in a beautiful seaside town named Joan.

She had a lovely property with a great location, comfortable furnishings and all the amenities a guest could need. However, Joan didn't have a clear and effective marketing strategy for direct bookings, so she struggled to fill her calendar. Joan had listed her property on a few third-party platforms, but saw little success.

She would get a few bookings here and there, but more is needed to make a significant income. In addition, she needed a website or a social media presence to showcase her property or to attract potential guests. She also didn't invest in any advertising or promotions.

As the months went by, Joan noticed that other vacation rental owners in the area seemed to be doing much better than she did. They had beautiful websites and active social media accounts and were always promoting their properties through various channels. She started to feel discouraged and began to think that her property just wasn't good enough.

One day a friend of hers suggests she should try driving more direct bookings. He explained that by having a clear and effective marketing strategy, then she could attract more guests and increase her income. Now, Joan was hesitant at first, but decided to give it a try. She hired a web designer to create a professional website for her property and a photographer to take high quality photos. She set up social media accounts and started to post regularly about her property and the area. She also started invest in online advertising and promotions targeting her ideal guests.

To Joan surprise, her efforts paid off as her online presence grew, so did the numbers of direct bookings. She was able to fill her calendar and increase her income. She was able to offer a more personalized experience to her guests, which helped to create a memorable experience and so many positive review.

She learned that having a clear and effective marketing strategy was vital for her direct booking success. From then on, she made sure that she was always following her own marketing strategy for her short-term rental business. She was then able to attract more guests, increase her income, and provide an excellent experience for her guests. The end.

So let me tell you another story. Once upon a time, there was a young mother named Sarah. She had a beautiful vacation rental in the countryside, which she inherited from her parents. She had always dreamt of making a success of the property, but balancing her business with her young family was proving to be quite the challenge.

She had a very busy schedule with her children's school and extracurricular activities, as well as running her household. She was finding it difficult to keep up with all of those responsibilities, especially managing her business.

She was spending hours every day answering emails, managing bookings, and dealing with guest inquiries. She was feeling overwhelmed and didn't know how to balance her business with her family. She knew there had to be a better way. She was working all hours and not being able to spend the time she wanted with her children.

She just wanted a good, sustainable business that would pay the bills and also give her more time with her children, not less she asked others in the hospitality industry how they were able to do it all, and the answer she received surprised her. She was told that she didn't have to do it all to make it work.

She just needed a plan, a marketing plan for her to follow. The plan would allow her to stop reinventing the wheel every day on social media, a plan that would allow her to spend more time with on her family without feeling guilty that she wasn't working on her business. So she got to work creating her own unique plan.

With this, Sarah was able to free up more time for her family and her business. She was able to focus on providing excellent hospitality to her guests and building relationships with them. She was also able to create a memorable experience for her guests, which led to positive reviews and repeat bookings.

Now, what did these two stories have in common? They both had an owner that was desperate for a way to make their business work for them and not the other way around. Joan wanted to increase her overall bookings and make more money. Sarah wanted to find a better balance between her business and her family while still providing a good income.

You can have more control over the booking process, including setting your own rates, creating your own cancellation policies, and managing your own.

A availability calendar, increased flexibility. You can be more flexible with your booking process and make changes more quickly. This can be especially important during periods of high demand or low occupancy. branding and awareness you can create and promote your own brand and work on increasing your own visibility.
